Community Profile

A mid-sized community in South County San Diego, the city of Imperial Beach is the southernmost beach city in California. Nestled between the Silver Strand and the Mexican Border, Imperial Beach lies about 14 miles south of downtown San Diego. This beach community is home to many of the Navy personnel stationed at North Island. Its strategic location also allows service personnel easy access to the helicopter training base in the commissary at Ream Field.

Imperial Beach Real Estate

The development of Imperial Beach dates back to between 1940 and 1999. Imperial Beach homes for sale primarily consist of single-family 2- and 3-bedroom homes. On the other end of the spectrum are larger homes that you would expect to find in a beachfront community. Apartment complexes and townhouses round off the listings.

Thanks to the magnificent weather, many Imperial Beach homes do not have air conditioning. This is because summer temperatures rarely go above the '80s, whereas winter temperatures hover in the 60's. As mentioned earlier, Imperial Beach real estate boasts a high number of residents employed in the military. With that in mind, the area expects to witness newer constructions in the future, a rarity in the tightening San Diego market.

Excellent Transportation Network

The biggest misconception about Southern California is the huge traffic commuters have to contend with daily. With easy access to freeways, Imperial Beach residents tend to drive their vehicles to work. A good public transportation system complements the transportation network. Daily commuters can forego driving in favor of the city's bus line - an excellent bus service connects Imperial Beach to both the trolley and Coronado.

Things to do & Attractions in Imperial Beach

Few places in the country serve up an opportunity to enjoy the gorgeous year-round weather and abundant natural beauty like Imperial Beach. Home to over 6 miles of coastal beaches and a dog beach, Imperial Beach guarantees a healthy dose of fresh air just around the corner. Surfing is a favorite activity for area residents, especially in places near the Boca Rio beach break and Imperial Beach pier. You can even cast a line from one of the fishing piers or grab a bite to eat at the many restaurants nearby.

For those who don’t wish to take advantage of one of San Diego’s best surfing spots, body-boarding and beach volleyball are beach fun alternatives. Amid the beach surroundings, the Border Field State Park, which is the southernmost beach on the American West Coast, offers the ideal place for endless afternoons of adventure. A 7-mile-long isthmus known as the Silver Strand connects Imperial Beach to the city of Coronado.

People who want to camp and bond with nature can do that at Border Field State Park. If outdoor adventure isn’t your thing, the South Bay Drive-In offers a laid-back movie night for those wanting to slip away. This is the only San Diego county theater of its kind that boasts an ocean backdrop.

Family-Friendly

Are you familiar with the annual U.S. Open Sand Castle Building Contest? You’ll be glad to know that it’s been an Imperial Beach tradition for over 30 years. A street fair, parade, and fireworks accompany the contest. In September, the city plays host to the Imperial Beach International Film Festival.

For active sports, Imperial Beach plays host to the annual Imperial Beach Surftown Triathalon and Duathlon which take place at the pier. There is even an annual car show and a dog-surfing contest in the summer. Pack a picnic or stock up on groceries every Friday at the beachfront farmers market near Pier Plaza. Thanks to its proximity to Mexico, Imperial Beach offers a great jumping-off point for a visit south of the border.
